The flood model includes all features of the land, like natural water courses, to see how flooding affects a property. The flood mapping from the Draft Flood Risk Management Study & Plan (FRMS&P) shows how much of your property would flood in a 1% AEP rainfall event. Depending on the amount of water, your property might be fully or partially affected by overland flow. If this flow affects areas where you can build, a flood control notification is applied to ensure any future development is safe from the identified flood risk.

It's unlikely that all development on flood prone land are prohibited. But the proposed development may need to meet specific conditions to keep people and property safe. For instance, you might have to build on a specific area of your land that is free from 1% AEP flood affectation, raise your building to a certain height, or avoid building where flood risk is high.
